How to Ask for Real Estate Referrals Without Feeling "Salesy"

But here is the million-dollar question: How are you actually asking them for referrals?
This topic came up recently in a coaching conversation with one of our Aligned by Design members. She knew she needed to ask for referrals more often, but she admitted that making the "ask" at the end of a personal conversation felt forced, awkward, and totally misaligned with her personality.
If asking for real estate referrals makes you feel "icky," you aren't alone. Here is how to completely flip the script and ask for business in a way that feels natural, helpful, and highly professional.
The Problem with the "Oh, By the Way" Script
Picture this: You are having a wonderful, in-depth catch-up call with a past client. You are in a great flow, talking about their kids, their lives, and what is important to them. Then, right before you hang up, you awkwardly pivot and throw out a random, scripted sales pitch: "Oh, by the way, I’m never too busy for your referrals!"
It instantly changes the tone of the conversation. It feels self-serving, and it puts immediate, uncomfortable pressure on the client to conjure up a name out of thin air.
The Solution: Use the "Magic Phrase"
Instead of blindly asking for business, use the real estate business you already have as a natural bridge. You can do this by highlighting your active listings or your active buyers.
Here is how the magic phrase works in action:
- The Active Listing Approach: "It was so great catching up today! Hey, before I let you go, I am launching a beautiful new listing over in [Neighborhood/School District] next week. Who do you know that might be looking to move into that area?"
- The Active Buyer Approach: "I am currently working with an amazing family who is desperately looking for a 4-bedroom home in [Neighborhood], but we just aren't finding the right match on the market right now. Who do you know that might be thinking about selling a home like that soon?"
Why This Strategy Works
Using these specific prompts rather than a generic "do you know anyone looking to move" is highly effective for two reasons:
- It Takes the Pressure Off: You are no longer asking them to help you build your business. Instead, you are inviting them to help a specific family find a home or help you match a buyer to a great neighborhood.
- It Proves You Are a Professional: By talking about your active clients, you are subtly reminding your database that you are a busy, active real estate professional. It shows them exactly how hard you hustle for your clients, making you infinitely more referrable when it is time for them to make a move.
Stop throwing out awkward, random sales pitches. Build deeper relationships, lead with curiosity, and use your active business to naturally generate the referrals you deserve!
